Location: Properties must be located in high-growth, high-density markets with
a history of consistent economic growth and high barriers to entry. Special
emphasis is placed on Southern California, Phoenix, Salt Lake City, Albuquerque
and Nashville.

Size: Depending upon the close-in location of the property, Baron is ideally
targeting assets of 50 - 400 units in size.

Class: Prefer Class A and B assets in close-in, well-located areas.
Value-Add Potential: Upside return potential through repositioning an asset with
improved operations or a capital improvement plan.

Debt Restructuring: Special situations where capital constraints on the current
owner require a new sponsor to restructure the debt to realize the full potential of
the investment.
